    You've finally made it through the entire stressful ordeal of putting your house on the market, keeping it clean for months, opening it up to total strangers, struggling through the emotional process of negotiating the purchase price, and setting a closing date. Now all that's left is to close the deal.

    Sad to say, your work is not finished yet! Nearly every real estate agent will set up a final walk through the day of or the day before the closing. During this walk through, the buyers will look to make sure that nothing has been done to the home since they agreed to purchase it. Many a late night home sale party has resulted in damage to a home. These walk throughs are designed to look for anything that might spoil the deal.

    Avoid making some simple pre-closing mistakes that can ruin the entire deal.

    ? Clear out all the trash. The last thing the new buyers want to see is that they have to deal with all your trash before they can even move in.

    ? Properly dispose of old paint cans and other hazardous materials. Open the lids to the paint cans and fill them with kitty litter. Take your used motor oil to the proper disposal facility.

    ? Get rid of that junk furniture on your decks, in your garage, or in your sheds.

    ? Clean your house from top to bottom. A cleaning service does wonders for setting the stage for a smooth closing.

    ? When the buyers show up for their final walk-through, they will feel much better about finalizing the sale if everything sparkles.

    ? Get rid of leftover junk in storage spaces.

    If you follow these simple steps, you can avoid any missteps at closing. Also, it helps everyone feel better about the entire exchange.
